A $180 monthly PMI charge does not look dramatic beside a full mortgage payment. Over five years, though, it can cost $10,800. Knowing how to remove PMI early can turn home equity, appreciation, or a targeted principal payment into a real monthly budget improvement – without refinancing a mortgage that may already have a strong rate.

PMI, or private mortgage insurance, generally applies to conventional mortgages when the initial down payment is below 20%. It protects the party funding the mortgage if the borrower defaults. It does not build equity, reduce principal, or improve the terms of your mortgage. Once you meet the removal rules, keeping it longer than necessary is simply an avoidable expense.

When can you remove PMI early?

For most conventional mortgages, you can request PMI cancellation when your principal balance reaches 80% of the home’s original value. Original value usually means the lower of the purchase price or the appraisal used when you bought the home. Your mortgage servicer may also require that payments are current, that there are no recent late payments, and that the property has not declined in value.

There is also automatic cancellation. Under federal mortgage insurance rules, PMI generally terminates automatically at 78% of the original value, provided the mortgage is current. The key difference is timing: 80% is the point where you may ask, while 78% is generally the point where automatic removal occurs based on the scheduled amortization date.

The annual PMI cost is $360,000 × 0.0060 = $2,160. Divided by 12, the monthly PMI charge is $180. The homeowner’s payment before taxes and homeowners insurance is therefore $2,455.44.

To request cancellation under the original-value rule, the balance must reach 80% of $400,000, or $320,000. Once the servicer approves removal, the monthly payment falls from $2,455.44 to $2,275.44. The mortgage rate and principal-and-interest payment do not change. The $180 PMI line item disappears.

Over five years, the calculation is straightforward: $180 × 60 months = $10,800 saved. This is an illustration of mortgage math, not a rate quote or a promise of a particular PMI premium. Actual premiums, cancellation standards, appraisal requirements, and processing times vary by mortgage program and servicer.

Three ways to reach the PMI removal point sooner

The simplest route is ordinary amortization. Each scheduled payment reduces principal, and the balance eventually reaches the required threshold. This costs nothing extra, but it may be slower than you want.

The second route is additional principal payments. Before sending extra money, confirm that the servicer applies it to principal rather than treating it as an early future payment. Even a lump-sum payment can make sense if it pushes the balance below the 80% threshold and eliminates a meaningful monthly PMI charge. Compare the cash required with the monthly savings and keep adequate emergency reserves.

The third route is a current-value review supported by an appraisal or broker price opinion, if your servicer permits it. This path can help owners whose property value has risen since purchase. It can also be more restrictive. Many mortgages require a seasoning period, often two years, and may require a lower loan-to-value ratio than 80% when removal is based on appreciation rather than the original value.

Do not order an appraisal first. Start by calling the company that collects your mortgage payment and ask for its written PMI cancellation policy. Specifically ask whether the request is based on original value, current value, or substantial improvements; whether the mortgage needs a minimum age; what valuation product is acceptable; and whether there is a fee.

Keep your request focused. You are asking for PMI cancellation, not changing your mortgage terms. Include the mortgage number, property address, current balance, and the reason you believe you qualify. If an appraisal is needed, use the valuation process the servicer requires. A separate appraisal you order independently may not be accepted.

A refinance can also remove PMI because it creates a new mortgage, but it should not be the default answer. Refinancing can make sense when the new payment structure, term, rate, debt consolidation goal, or cash-access need produces a clear benefit after costs. If your current rate is favorable and you only need PMI removed, a cancellation request may be cleaner.

PMI is not the same as every mortgage insurance charge
